The Racquet club of Fort Lauderdale is a community located in the city of Oakland Park, FL. We are a proactive community built between 1973 and 1974. We are a Condo Owners Association (not rental community) of 144 units distributed in 10 buildings with a clubhouse, pool, Gym and many more amenities.

Clubhouse Rules:
Clubhouse Rules:
1. Reservations are not required. Usage is on a first-come, first-served basis.
2. No smoking or alcohol in the Clubhouse.
3. Furniture must be returned to original placement after use. Furniture must not be moved outside to the pool deck.
4. No music allowed in pool area, only in Clubhouse and it must not disturb residents in adjacent buildings.
5. No minors allowed in pool area or Clubhouse without adult supervision.
6. Clean the space after use. All trash must be bagged and removed.
7. Cigarette disposal in cigarette receptacles in pool area only.
8. Pool gate must be closed and locked at all times.
9. Clubhouse door should be closed at all times. The door locks each time it closes so you'll need your pool gate entrance key to enter. The Clubhouse door is only to be propped open for large events such as monthly Board meetings.
10. No pets allowed in pool area or Clubhouse.
11. No more than 10 outside guests allowed due to limited guest parking.

nEW APPLICANT (OWNERS OR TENANTS)
You are required to complete two (2) steps for this application; STEP 1 "Hard Copy Application" and STEP 2 "Online Background Check Application".
Once both steps are completed, please contact the office to make an appointment to bring the "Hard Copy Application", and supporting documents.
INTERVIEWS WITH THE BOARD OF DIRECTORS: Only on the 2nd Monday of the month. Please make sure your application is on time so you avoid any possible delay in the application and interview process.
NOTE: We will not accept the application if you missing any supporting documents or you have any unanswered fields in the application.
BEFORE SUBMITTING APPLICATION: Revie the "Checks list" and make sure you meet all requirements.

Q: What are my voting rights in the Condominium Association?: One (1) vote per unit.
Q: What restrictions exist in the Condominium Documents on my rights to use my unit?: Explanation is lengthy, please see your Documents.
Q: What restrictions exist in the Condominium Documents on the leasing of my unit?: No unit shall be leased for a less than ninety (90) days; Maximum of one (1) year. Please see your Documents.
Owner/Lessor is responsible for security deposit to the Association to be received by the office prior to the lease start date. Contact office for details.
Unit may not be rented until two (2) years after the closing date.
Q: How much are my assessments to the Condominium Association for my unit type and when are they due?: For the year 2021 the monthly maintenance fee is $377.00 due on the first day of each month.
Q: Do I have to be a member in any other Association? If so, what is the name of the Association and what are my voting rights in this Association?: There is only one (1) Association at The Racquet Club of Fort Lauderdale Associating, and you are automatically a member upon purchase.
Q: Am I required to pay rent or land use fees for recreational or other commonly used facilities? If so, how much am I obligated to pay annually?: No.
Q: Is the Condominium Association or other mandatory membership Association involved in any court cases in which it may face liability in excess of $100,000.00? If so, identify each such case: No

ARCHITECTURAL FORM REVIEW (ARC)
How to complete a job in this Association?
Start by completing the Architectural Form Review (ARC). Add as many details as you can. See the ARC HERE
Complete the Certificate of Liability endorsing the Association as “Certificate Holding”. See detail here
Produce any supporting document (if any) such as drawing, plan, sketch, and material to be used.
IMPORTANT:
Soundproofing material will be needed to install floors on the Second Floors of condominiums buildings.
Uniformity in all condominiums buildings and The Association must be kept in all addition, remodeling, or repairs.
Once all documents are ready, gather the “ARC,” Certificate of Liability (endorsing the Association), and the supporting document (if any) and send all documentation to rcfl@realonepm.com

What to Expect:
Once the documents are received by Management, the manager will contact the Board Of Directors, and they will review and approve the documents.
Once the documents are approved by Association, the manager will send them to you, and you can start the work.
Times: Association typically has between 15 to 20 days to respond to the approval or denial of the ARC.
Important: Until the approval is received, you cannot start any job. Start constructions without the approval can cost a fine to the homeowner in the amount of $100 per day per violation up to $1000 per the F.S. 718 and 720.
